Architects in Ealing
From Victorian terraces in Ealing and Acton to industrial land at Park Royal, where we designed the mixed-use scheme at 212 Acton Lane.
Ealing's terraces and semis suit side-return and rear extensions and dormer lofts. Its many conservation areas mean design quality often decides the outcome. Developers bring us mixed-use and conversion schemes around Acton and Park Royal.
Ealing is examining a new Local Plan, so policy is changing. We check the current position for each site at the start.
Planning context in Ealing
- Ealing's residential extensions guidance (SPD 4) uses a general limit of 3m deep and 3m high for single-storey rear extensions, with more possible on detached houses or where neighbours are well separated. The guidance is old, so how much weight it now carries should be checked case by case. Source
- Converting a house to a small HMO needs planning permission across the borough. An Article 4 direction has applied in Perivale since 30 October 2024 and in the rest of the borough since 14 November 2025. Source
- A new Ealing Local Plan is at examination; the inspectors issued their main-modifications letter in June 2026. Source
- Selective licensing Designation 2 covers 12 wards from 3 January 2023 to 2 January 2028. Source
